Interior of house was old. Layout and flow of the house was awkward and dated. The 2nd level floor joists were not adequate or to building code to support 2nd level. The kitchen, addition and living room floors were not on the same level, so we re-built subfloors and all the floor joists in kitchen addition so all floors meet at the same level.
Basement: unfinished.
We removed all existing drywall throughout the house. Re-supported 2nd level floor joists with microam joists. Re-wired electrical, install recessed lighting, re-insulated, installed new plumbing, new bathtub. Installed new drywall, tiled bathroom with natural tile and re-finished oak floor. In the basement we dug out the existing concrete floor and excavated about 10" to allow more head room. We installed radiant pex tub heating under the new concrete slab. Increased size of existing basement windows and installed additional windows to create more natural light. Built a large steam shower bathroom with natural tile, custom lighting and other features. Installed a bedroom, family room with fireplace and kitchen, laundry room, mechanical and storage room.
